How it Works

Perhaps you've never dealt with New Building Designs, Planning & Building Regulations etc before, or you might be an experienced Property Developer, we can help you all .....

Each clients project is different, and our services are tailored to suit your specific needs.

As a very basic guide, listed below are the usual simplified stages that each building project will follow, and we can help you with these as we move forward.

Stage 1    -  We meet to review your project  :- 

Firstly we can meet and review your project together. This will help us to consider and understand your needs, and we can advise on the best way forward. Whether you are looking for a new extension to your property, or a new build design, we can help.

Stage 2   -  Fee Quotation :-

We provide a Written Fee Quotation which will outline the stage-by-stage costs for Surveys, Drawings, Council Fees etc and possibly other Consultants Fees which may be needed for your project ie. Structural Engineers, Ecologist, Drainage Consultant etc.

We always aim to keep costs down for clients, as we know this is vitally important.

We do not charge 20% VAT on our fees, as we sit under the VAT threshold. This can help to save you money compared to other firms.

We aim to fix our fees, to help you plan your finances.

Stage 3   -   Existing Survey(s) / Sketch Design / Planning  Application Information

Once you have agreed the fees, the next usual stage is for the existing site and property to be surveyed.

This enables an 'Existing Drawing Pack' ( and Reports where required ) to be produced.

This can include Measured Surveys, Full Topographical Electronic Site Surveys & Underground Services searches for Gas, Electric, Drainage runs etc. All this information helps to inform the New Design Stage.

Following the existing surveys, a 'Sketch Design or Proposed Drawing Pack' ( and Reports where required ) can be produced.

This is where the new design is developed and drawn up, to meet your needs.

We meet to review the new design drawings before moving forward with, for instance, a 'Planning Application' submission.

We can also assess 'Permitted Development Allowances' to see if your new design may not require a 'Planning Application'.

Stage 4   -   Building Regulation Information

Once hopefully 'Planning Approval' is granted, the next stage is to prepare the 'Building Regulation Pack' which includes drawings, Written Specifications plus other Consultants designs and input ie. from a Structural Engineer etc. 

A 'Building Regulation Application' can be lodged once this information is prepared. 

This is the information your builder will need to price the project, and to eventually build from it.

Stage 5   -  Tender & Construction Stage

Using all of the above information packs, you ( us, or a Quantity Surveyor ) can obtain builders prices.

Once you have a price you are happy with, you can appoint your builder ( Principal Contractor ) and construction work can start on site, and be completed.

The above is obviously a very simplified version of the stages, but is a good basic guide.  We try to keep things simple ....... !
